By manually downloading and installing a package from a repo without adding that repo you will not get an automatic update if there is one, same for when you manually download a PKGBUILD and then use makepkg to build it.
But this is exactly what the AUR is doing. The AUR is providing package build instructions and compiles from source. This is what PKGBUILD files are made for and this is the reason why chaotic-aur can do what it is doing. chaotic-aur is simply changing compiler options during this build process and provides the finished packages.
